1.	REFUSAL OF CONDITION CONDITION 10 is NOT Discharged. Condition 10 of pp 06/21/0638/F required a detailed Biodiversity Enhancement Plan for a minimum of 10 bird boxes within the development. The documentation supporting this is listed as follows: - Drawing no. 1604/1 Detailing the provision of ten separate swift boxes under the eaves on the east elevation of the block of flats The information submitted in relation to Condition 10 (Biodiversity Enhancement Plan) of planning permission 06/21/0638/F is not acceptable. The submitted plans do not reflect the building as constructed, and the proposed bird box locations cannot be installed as shown. As such, the condition cannot be discharged and the application is REFUSED.

It is noted that Condition 7 of planning permission 06/21/0638/F is considered a true condition precedent pre-commencement condition, but the condition has not been discharged prior to the commencement of the development and remains undischarged at this point in time. 3. Please be advised that the original planning permission 06/21/0638/F requires lawful commencement of the permission by 31st May 2025.
