| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 18th February 2025:

- Flood Risk Assessment, Report reference: 3650/RE/01-25/01, dated January 2025
and the the following plans received by the Local Planning Authority on 14th May 2025:
- Flood Warning and Evacuation Plan, Report Reference: 3650/RE/01-25/01, dated May 2025,
The reason for the condition is:-
For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 3. | Due to the close proximity of other residential dwellings and/or businesses, the hours of any construction or refurbishment works that are audible outside of the boundary of the site shall be restricted, to reduce the likelihood of noise disturbance, to:
0730 hours to 1830 hours Monday to Friday
0830 hours to 1330 hours Saturdays
No work on Sundays or Bank Holidays.
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of nearby dwellings in accordance with Policy A1 of the Local Plan Part 2. |
| 4. | The development must wherever feasible and practicable be built in accordance with Part M4 (2) of the current Building Regulations.
Reason: To ensure housing is accessible, in accordance with policy LPP2 of the adopted Great Yarmouth Local Plan. |
| 5. | The development will be designed and built to achieve a water consumption rate of no more than 110 litres/person/day.
The reason for the condition is: -
In the interests of promoting and securing water efficiency improvements to a higher standard than Building Regulations minimum standards require, to accord with adopted Local Plan Part 2 policy E7. |
| 6. | Before the first occupation of the development hereby permitted the electric vehicle charging detailed on Existing and Proposed Plans, Drawing no. 1960/1, Dated January 2025 shall be made available for the parking area to the front of the dwelling and shall be retained thereafter.
The reason for the condition is: -
To allow provision for the demand for electric vehicle charging within the lifetime of the development in accordance with Policy I1 of the adopted Local Plan Part 2. |
| 7. | INFORMATIVE NOTE:
Re: Asbestos:-
The developer is reminded that prior to any refurbishment commencing on site the building/s to be refurbished are required to be surveyed for the presence of asbestos containing materials in accordance with the Control of Asbestos Regulations 2012. Any asbestos containing materials which are identified shall be managed or removed in accordance with the above regulations and waste regulations. Failure to comply with these regulations could result in prosecution by the relevant authority.

| 8. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
It is hereby acknowledged that the application has been accompanied by the appropriate and necessary financial contributions for GIRAMS Habitat Impacts Mitigation on 23rd June 2025 as required by policies CS11 and GSP5, and for off-site public open space provision and enhancement amounting to £1310.67 received 24/06/2025, as required by policies H4 and GSP8. |
