| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans -
- Combined plans; ref. 0437-03 Rev B, received by the Local Planning Authority on the 6th March 2025
- Location Plan; ref. 0437-01 received by the Local Planning Authority on the 12th February 2025
The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 3. | The hair salon use hereby permitted shall be operated only by the occupier of the main dwelling known as "26 Repps Road", and the premises shall not at any time be severed from the curtilage and ownership of this residential dwelling.
The reason for the condition is:- In the interests of the amenities of local residents in accordance with policies CS09 of the Core Strategy and A1 of the Local Plan Part 2. |
| 4. | Notwithstanding the provisions of the Town and Country Planning (Use Classes) Order 1987 (as amended), or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order with or without modification), the development hereby permitted shall be used as a hair salon only and for no other use whatsoever. Should this use cease, the building should be returned to a use incidental to the use of the associated dwelling known as "26 Repps Road".
The reason for the condition is:- In the interests of protecting the amenities of local residents in accordance with policies CS09 of the Core Strategy and A1 of the Local Plan Part 2, and to ensure the Local Planning Authority retains control over the use of the building. |
| 5. | The hair salon hereby approved shall treat no more than one customer at any one time and shall be undertaken only on an appointment-only basis. Each appointment shall be set no less than 15 minutes after a prior appointment has concluded.
The reason for the condition is:- To ensure that the number of visitors is retained to a suitable level in the interests of neighbouring amenity, in accordance with Core Strategy Policy CS09 and Local Plan Part 2 Policy A1. |
| 6. | The use of the premises and appointments for customers shall not take place outside the hours of use listed below:
- 09:00 - 17:00 - Monday to Saturday
- 10:00-16:00 - Sundays and Bank Holidays
and there shall be no use of the site on a Saturday, Sunday, Bank holiday or public holiday.
The reason for the condition is:- To ensure the use operates in the manner proposed, and to enable the Local Planning Authority to retain control over the site and its intensity of use, in the interests of neighbouring amenity and highway safety, in accordance with Core Strategy (2015) Policies CS09 and CS16. |
| 7. | For the avoidance of doubt, off-road parking space to the rear of the main dwelling as indicated on dwg. ref. Combined plans; 0437-03 Rev B shall be available for customer parking during appointment hours.
The reason for the condition is :- To ensure that adequate parking is provided for there not to be an impact on highway safety, as in accordance with policies CS16 and I1. |

The applicant is advised that businesses require a Trade Waste contract to dispose of all waste associated with commercial activities as stated in the Environmental Protection Act 1990, Section 34. |
