| 1. | The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 7 February 2025: - Plan no. #00951756-D4CBB5, , entitled 1, Medeswell, Hemsby, Norfolk, NR29 4NU (submitted as Site Location Plan, dated 18 January 2025. - Plan no. 1, entitled Existing and Proposed ( submitted as Existing and Proposed Floor and Elevation Plans), undated. - Plan no. #00951231-FE740E, entitled 1, Medeswell, Hemsby, Norfolk, NR29 4NU (submitted as Block Plan), dated 16 January 2025 The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 3. | The proposed office shall only be used ancillary to the adjoining dwelling at 1 Medeswell, Hemsby, Great Yarmouth, NR29 4NU and at no point shall be let out or used separately from the main dwelling. The reason for this condition is:- In the interests of the residential amenities of the occupiers of adjacent property. |
| 4. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
