| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development hereby permitted shall be carried out in strict accordance with the following plans received by the Local Planning Authority on 19 December 2024:

Design, Access, Heritage and Planning Statement
The materials to be used in the finished roof covering must be natural slate, to match the colour and appearance of the previous roof, in accordance with the intended specification set out within the email from the agent Lucio Foglia to the LPA, dated 14/02/2025.

| 3. | All repair work must be carried out using the original roof tiles where possible or roof tiles matching the size, colour and material of original roof tiles like-for like.
The reason for this condition:-
For the avoidance of doubt and to preserve and enhance the character of the conservation area. |
