No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans and information received by the Local Planning Authority on the 9th January 2025: - Site Location Plan; drawing reference: MPN/Shoal/02 - Proposed Block Plan; drawing reference: MPN/Shoal/02 - Supporting statement - Arboricultural Impact Assessment A.T. Coombes Associates Ltd. Dated 18th October 2024 The reason for the condition is:- For the avoidance of doubt to confirm the approved details, and in the interests of proper planning.
3.No development hereby approved shall take place until such time that the root barrier and temporary ground protection measures (as identified within the Arboricultural Impact Assessment A.T. Coombes Associates Ltd. Dated 18th October 2024) have first been installed within their entirety. These protective measures shall remain in place for the duration of the installation period. The reason for the condition is:- In the interests of protecting the health of the trees at the site and maintaining the visual amenity of the area and maintaining biodiversity and ecology at the application site, in accordance with policies CS11 and E4.
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
