1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on 17 January 2025: - Plan no. 2503-001, entitled Proposed Details (submitted as Site Location and Proposed Elevation and Floor Plans), dated January 2025 Notwithstanding the information supplied in the application form and notations shown on the approved plans the windows and doors to be used in the development hereby permitted shall be none other than White UVPC as stated in the applicants email to the Local Planning Authority on 14 March 2025. The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
3.NOTES - Please read the following notes carefully:- At the time of the site visit, an approximately 1.8m high close boarded fence had been erected along the front boundary of the dwelling and the public highway along St Johns Road. Due to the fence being over 1m in height adjacent a public highway, planning permission is required for this fence.
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
