1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans: - . Proposed Garage Elevations: Drawing No 1748-1 Rev A Nov.'24 . Proposed Elevations plan with Balcony Details : Drawing No 1748-4 Rev A Nov.'24 The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
4.No part of the proposed structure (the detached garage) shall be constructed within 2.4m of the near edge of the adjacent highway carriageway. Reason: So as not to obstruct visibility in the interests of highway safety. The reason for the condition is:- To prevent obstruction of the public highway/footway in the interests of highway/footway safety in accordance with Local Plan Policy CS16
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
6.REASON FOR APPROVAL OF THE APPLICATION: The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2.
