1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans: - Site Location Plan scale 1:1250 - received 14th October 2024. - Proposed Plans & Elevations Drawing No. 2462-001 - received 14th October 2024. The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building or otherwise be in accordance with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
4.The first floor windows in the side elevations of the two storey rear extension on the south east and north west elevations shall be glazed using obscured glass to a minimum of level 3 of the "Pilkington" scale of obscure glazing. And those windows shall remain so glazed Reason: In order to prevent an unacceptable degree of overlooking of nearby residential properties.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
