1.The development shall be carried out in accordance with the following revised plan received by the Local Planning Authority on the 28th April 2025 and retained as such thereafter: - Site Location Plan, Proposed Floor Plans, Proposed Site Plan and Proposed Floor Plans; drawing reference: 24/386/02 Rev H The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
2.No demolition, site clearance nor any works to commence the extensions hereby approved shall take place until details of tree protection measures for the sycamore tree to be retained as shown on drawing reference: 24/386/02 Rev H have first been submitted to and approved in writing by the Local Planning Authority. The tree protection measures as approved shall be installed prior to any site clearance, demolition and construction works taking place and shall thereafter remain in place for the duration of the demolition and construction period. The reason for the condition is : In the interests of ensuring that the sycamore tree, which provides a visual amenity benefit to the surrounding area, is not harmed during the construction of the reconfigured dwelling, in accordance with Great Yarmouth Local Plan Part 2 (2021) Policy E4.
3.No occupation of the dwelling hereby approved shall take place until such time that information demonstrating how dwelling will be designed and built to achieve a water consumption rate of no more than 110 litres/person/day has been first submitted to and approved in writing by the Local Planning Authority. All required water conservation measures within the approved details shall thereafter be installed prior to the first occupation of the dwelling and maintained to achieve this agreed rate to ensure the required water consumption is not exceeded for the lifetime of the development. The reason for the condition is: - In the interests of promoting and securing water efficiency improvements to a higher standard than Building Regulations minimum standards require, to accord with adopted Local Plan Part 2 policy E7. Note to applicant - The imposition of this planning condition requires the development to achieve a higher standard of construction than the current minimum national requirement through Building Regulations. This requires you / the Developer to ensure that the standard is adhered to when seeking Building Regulations Completion Notice approval (whether using local authority inspectors or third party approved inspectors).
4.No occupation of the dwelling hereby approved shall take place until such time that details of the location and appearance of a bin refuse store has first been submitted to and approved in writing by the Local Planning Authority. The approved bin refuse store shall be provided prior to the first occupation of the dwelling and retained in the approved form thereafter. The reason for the condition is :- To ensure adequate bin refuse provision, in the interests of visual amenity; in accordance with Core Strategy (2015) Policy CS9 and Local Plan Part 2 (2021) Policy A2.
5.No occupation of the dwelling hereby approved shall take place until such time details in written and drawn form of the means by which electric vehicle charging shall be provided shall be submitted to and approved by the local planning authority. The works shall be carried out in accordance with the approved scheme prior to the first occupation of the dwelling and shall be retained thereafter The reason for the condition is: - To allow provision for electric vehicle charging; in accordance with Local Plan Part 2 (2021) Policy I1.
6.No occupation of the dwelling hereby approved shall take place until such time that details of no fewer than 1no. bird box has first been submitted to and approved in writing by the Local Planning Authority. Prior to the first occupation of the dwelling, the bird box shall be installed in accordance with the approved details and the bird box shall remain in the approved location thereafter. The reason for the condition is :- To secure biodiversity enhancements on site; in accordance with Core Strategy (2015) CS11.
7.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order with or without modification) no development permitted by virtue of Classes A, B or E(a) of Part 1 of Schedule 2 to the Order shall be undertaken. The reason for the condition is:- To enable the Local Planning Authority to retain control over any further extensions/additions/outbuildings to the property to prevent the overdevelopment of the site and to prevent overlooking to the neighbour to the north; in accordance with Local Plan Part 2 (2021) Policies A1 and A2.
8.Any access gates/bollard/chain/other means of obstruction shall be hung to open inwards and not over the public highway. The reason for the condition is :- In the interests of highway safety; in accordance with Core Strategy (2015) Policy CS16.
9.Prior to the first occupation/use of the development hereby permitted the proposed access, on-site car parking/turning area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use. The reason for the condition is :- To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety.; in accordance with Core Strategy (2015) Policy CS16.

12.NOTES - Please read the following notes carefully:- The requirement to provide a shadow template Habitats Regulations Assessment and financial contribution to the GIRAMS scheme has been screened out as the proposal does not result in a net increase in residential units or overnight sleeping accommodation. The applicant should contact plan@great-yarmouth.gov.uk to arrange a refund of the £221.17 contribution which has been paid despite not being required for the proposal to satisfy The Conservation of Habitats and Species Regulations 2017.
