No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 14th November 2024: - Location Plan - Floor Plans, ref. 1021-006 The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
3.The holiday let hereby approved shall be occupied for holiday purposes only and for a maximum period of 21 days at any one time per booking and shall not be occupied as a person's sole or main place of residence. The owners/operators of the holiday accommodation shall maintain an up-to-date register of the names, ages and home addresses of all occupiers of the accommodation and the content of all published advertisements for the holiday lets and shall make this information available at all reasonable times to the Local Planning Authority. The reason for the condition is:- To ensure that the holiday let is not occupied as permanent residential accommodation, without an occupation restriction, in the interest of desing and resindieital amenity.
4.The holiday let hereby permitted shall not be occupied at any time other than as holiday accommodation in association with the Fisherman's Return Public House. The reason for the condition is :- In the interests of residential amenity as the building shares access and parking with the Public House.
5.The holiday let hereby approved shall accommodate no more than 6no. bed spaces in total. The reason for the condition is :- For the avoidance of doubt and to ensure adequate protection of the designated habitat sites and that sufficient mitigation for recreational impacts has been accounted for, as in accordance with policy CS11 of the Core Strategy and policy GSP5 of the Local Plan Part 2, and the Conservation of Habitats and Species Regulations 2017.
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
