| 1. | The development shall be carried out in accordance with the following drawings received by the Local Planning Authority on the 26th November 2024:
- Location Plan, ref. AJB/11084/R
- Block Plan, Scale 1-1250, ref. AJB/11081
- Elevations, Scale 1-100, ref. AJB/11085/R
and the following, received on the 28th February 2025:
- Details of the Kingspan Intercepter, as detailed by the specification provided and correspondence received on the 28th February 2025
and the following, received on the 22 August 2025:
- Whole Site plan, ref AJB/11081
The reason for the condition is:-
For the avoidance of doubt of what has been approved and in the interests of proper planning |
| 2. | Within 3 months of the date of this decision notice, details of a proposed landscaping scheme and Biodiversity Enhancement Plan features shall be submitted to the Local Planning Authority.
The details shall include;
a) a Biodiversity Enhancement Plan sufficient to provide information akin to a Biodiversity Gain Plan;
b) Two plans of the hereby approved building, hard standing and areas to be enhanced by additional landscaping, to show the following :
a. One plan shall clearly indicate the previously approved landscaping under previous planning applications and therefore represent the baseline habitats.
b. The second plan shall indicate the proposed enhancements and therefore represent the proposed habitat creation relating to this development.
c) a Habitat Management and Monitoring Plan (HMMP) covering a 30 year period, with provision for undertaking appropriate regular monitoring.
d) a completed metric tool calculation.
The scheme as approved shall be carried out not later than the next available planting season following the commencement of development or such further period as the Local Planning Authority may allow in writing. If within a period of THIRTY YEARS from the date of planting any tree or plant or any tree or plant planted in replacement for it, is removed, uprooted or is destroyed or dies, [or becomes in the opinion of the Local Planning Authority, seriously damaged or defective] another tree or plant of the same species and size as that originally planted shall be planted at the same place, unless the Local Planning Authority gives its written consent to any variation.
Reason for the condition: -
In the interests of the satisfactory appearance of the development and to ensure measurable net gains to biodiversity, and ensure the development mitigates any adverse impacts upon biodiversity and contributes to the creation of biodiversity features, in accordance with policies CS11 of the Core Strategy and policies A1 and E4 of the Local Plan Part 2. |
| 3. | Notice in writing shall be given to the Council when the habitat creation and enhancement works as set out in the Habitat Management and Monitoring Plan (HMMP) have been completed.
Reason for the condition:-
In the interests of the satisfactory appearance of the development and to ensure measurable net gains to biodiversity the development mitigates any adverse impacts upon biodiversity and contributes to the creation of biodiversity features, in accordance with policies CS11 of the Core Strategy and policies A1 and E4 of the Local Plan Part 2. |
| 4. | Prior to the first use of the development hereby approved, or where the use has already commenced, within 28 days of the date of this permission, the Kingspan Intercepter, as detailed by the specification and correspondence provided on the 28th February 2025, shall be installed and shall be retained as such in perpetuity.
The reason for the condition is :-
In the interests of amenity in particular regard to pollution, and biodiversity, as in accordance with policies CS11 of the Core Strategy and policies A1 and E6 of the Local Plan Part 2. |
