2. | The premises shall not be open to customers other than between the hours of 11am; and 11pm; Monday to Sunday.

3. | The 2no. food outlets hereby approved shall only be used by occupiers of the holiday park, and shall not be made available for general public retail.

In the interests of the amenities of local residents in accordance with Policy CS09 of the Core Strategy and Policies A1 and R7 of the Local Plan Part 2, and highways safety and parking, as in accordance with Policy I1 of Local Plan Part 2. |
4. | No external lighting shall be installed other than the festoon lighting in accordance with "Proposed Site Plan; ref. 2558 102A". The lighting shall be switched off outside of the opening hours of the 2no food outlets.

5. | The 2no food outlets shall be used for hot food takeaway only (Use Class Sui Generis); and for no other purpose (including any other purpose in the Schedule to the Town and Country Planning (Use Classes) Order 1987 (as amended), or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order with or without modification).

To enable the local planning authority to retain control over any future changes of use of the application site in the interests of local amenities in accordance with Policies CS09 of the Core Strategy and A1 of the Local Plan Part 2. |
6. | Prior to installation of any extraction equipment, full details including location, acoustic specifications, and specific measures to control noise/dust/odour from the equipment, shall be submitted to and approved in writing by the Local Planning Authority, including where necessary, by virtue of gaining express planning permission from the Local Planning Authority. The equipment shall be installed, used and maintained thereafter in full accordance with the approved details.
Reason for the condition is:-
In order to prevent undue nuisance to nearby occupiers and in the interests of maintaining visual amenity. |
7. | The development hereby permitted shall be carried out in accordance with the submitted Biodiversity Gain Plan prepared by Turley Environmental and dated 8th November 2024 to ensure that there is a minimum 10% net gain in biodiversity within a 30 year period as a result of the development and the Plan shall be implemented in full.
Within 3 months of the date of this permission, a Habitat Management and Monitoring Plan (HMMP) shall be submitted to and approved in writing by the Local Planning Authority to ensure that there is a minimum 10% net gain in biodiversity within a 30 year period as a result of the development. The Habitat Management and Monitoring Plan (HMMP) shall include 30 year objectives, management responsibilities, maintenance schedules and a methodology to ensure the submission of monitoring reports.
Monitoring reports will be submitted to the Local Planning Authority and approved in writing during years 2, 5, 7, 10, 20 and 30 from commencement of development unless otherwise stated in the Habitat Management and Monitoring Plan (HMMP), demonstrating how the BNG is progressing towards achieving its objectives, evidence of arrangements and any rectifying measures needed.

8. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
