1. | The development hereby permitted must be begun before the expiry of FIVE YEARS from the date of this notification (24/09/2024).
The reason for the condition is: To comply with Schedule 2, Part 16, Class A.3 (11) (b) of the Town and Country Planning (General Permitted Development) (England) Order 2015 (As amended). |
2. | The development hereby permitted shall be carried out in accordance with the application form, and revised plans and drawings and other documents and details received as listed below:
- Site Location Plan: Rev D (002 Site Location Plan)
- Proposed Site Plan: Rev D (215 Max Configuration Site Plan)
- Proposed Elevations: Rev D (265 Max Configuration Elevation)
- ICNIRP Declaration
- Arboricultural Method Statement (AMS) and Tree Protection Plan (TPP) Ref 24/043, prepared by Simon Pryce Arboriculture.
The reason for the condition is: For the avoidance of doubt and to ensure the satisfactory development of the site in accordance with the specified approved plans, as required by Schedule 2, Part 16, Class A.3 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (As amended). |
3. | The existing trees on site shall not be felled or damaged, and shall be protected in accordance with the Arboricultural Method Statement (AMS) and Tree Protection Plan (TPP) Ref 24/043, prepared by Simon Pryce Arboriculture.
The reason for the condition is:- The existing trees represent an important visual amenity which the Local Planning Authority consider should be substantially maintained in accordance with Local Plan Policy E4. |
4. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
5. | 1. This permission refers only to that required under the Town and Country Planning Act and does not include any consent or approval under any other enactment, order or regulation specifically the Planning (Listed Building and Conservation Areas) Act 1990 or Building Regulations 2010 (as amended).
2. The applicant's attention is drawn to the requirements of the Town and Country Planning (General Permitted Development) (England) (Amendment) (No. 2) Order 2016 Condition A.2 (2) (a) and (b) requiring the removal of the electronic communications apparatus from the land or building on which it is situated as soon as reasonably practicable after it is no longer required for electronic communications purposes and restoration of the land or building to its condition before the development took place, or to any other condition as may be agreed in writing between the local planning authority and the developer. |
