| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following revised plan received by the Local Planning Authority on 11.03.2026:
- Existing and Proposed Floor Plans, Side Elevations, Location Plan, Front Elevation and Block Plan. (Dwg. no. 1921/1, Rev. B)
- Flood Risk Assessment dated March 2026 Report Ref: 4087/RE/03-26/01 prepared by Evans River and Coastal Ltd
The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 3. | The premises shall not be open for business outside of the following hours:-
07:00 to 21:00 Monday-Sunday
The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings in accordance with Local Plan Part 2 (2021) Policy A1. |
| 4. | The development shall be operated in accordance with the Flood Response Plan included within the Flood Risk Assessment in perpetuity and this is to be made available to all subsequent owners and employees who are to be advised of this accordingly. This includes the adoption of a Water Entry Strategy, Evacuation Strategy and Business Flood Plan as well as signing up to the Environment Agency's Flood Warnings Direct service.
The reason for the condition is :- To minimise risk in the event of flooding in accordance with Policy CS13 of the adopted Great Yarmouth Local Plan Core Strategy (2015) and in accordance with the recommendations of the Flood Risk Assessment. |
| 5. | FLOOD RISK INFORMATIVE:
The owners should display the flood evacuation route in order that customers understand where to go for safe refuge and an associated emergency flood kit could also be stored on site should the need arise for its use. This should be communicated to all subsequent owners. |
| 6. | ENVIRONMENTAL HEALTH INFORMATIVE - Environmental Permit for Dry Cleaning Machines:
The applicant/owner/operator should contact GYBC Environmental Health prior to the installation of the dry cleaning machines as these may require an Environmental Permit from the Council.
