No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 15 October 2024: -Unreferenced plan, entitled Location Plan, dated 21 September 2024 And in accordance with the following revised plans received by the Local Planning Authority on 30 January 2025: - Plan no. 404-01-A004-7 Revision 7, entitled Proposed Ground Floor and First Floor Plans. Proposed Elevations. Proposed Section. Proposed 3d View, dated 20 January 2025 - Plan no. 404-01-A011-8 Revision 8, entitled Proposed 3D view. Proposed Window Legend, dated 30 January 2025 The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
3.No work shall commence until the exact types and colours of the proposed rooftiles have been submitted to and approved by the Local Planning Authority. The development shall be carried out using the agreed materials. The reason for the condition is :- In the interests of the visual amenities of the area as precise details of the materials have not been submitted.
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
