No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 9th October 2024: - Location Plan and the following revised plan, received on the 5th December 2024: - Combined Plans; Drawing ref. 1930/1 Rev A The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area and for the avoidance of doubt.
4.There shall be no use of the development hereby permitted until the development has first been connected to the mains sewer network and until such connections are made operational and available for use. The development shall thereafter remain connected for the duration of its use. The reason for the condition is: - To ensure there is no detrimental impact on internationally-protected wildlife sites in accordance with policies CS11 and GSP5, and to secure the mitigation required by the Conservation of Species and Habitats Regulations 2017 (as amended).
5.Prior to the installation of any kitchen extraction system, fume manifolds, flues and plant and machinery, including any replacements of such, full details including location, acoustic specifications, odour control systems and mitigation measures shall be submitted to and approved in writing by the Local Planning Authority. The equipment shall be installed, used and maintained thereafter in full accordance with the approved details. The reason for the condition is: In the interests of the visual amenities of the area and in order to prevent undue nuisance to nearby occupiers, as in compliance with policies CS9 of the Core Strategy, and policies A1 and R7 of the Local Plan Part 2.
