1.The development shall be retained in accordance with the following plans received by the Local Planning Authority: - Proposed Elevations; drawing reference: 2020641 - 06 Rev.D - Ground Floor as Proposed; drawing reference: 2020641 - 01 Rev.B - First Floor as Proposed; drawing reference: 2020641 - 02 and the development shall be retained in accordance with the following plans approved as part of Reserved Matters Approval ref: 06/19/0481/D: - Site Location Plan and Proposed Site Plan; drawing reference: 19/272 02 Rev. A - Proposed Garage Plans only; drawing reference: 19/272 01 rev. A The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
2.Prior to the first occupation of the dwelling hereby permitted, the proposed access, on-site car parking and turning area shall be provided in accordance with the approved plan drawing reference: 19/272 02 Rev. A and retained thereafter available for that specific use. The reason for the condition is :- To ensure the permanent availability of the parking area, in the interests of highway safety; in accordance with Core Strategy (2015) Policy CS16.
3.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
