| 1. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 1st October 2024: - Site Location Plan and the development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on the 14th January 2025 - Proposed Site Plan, Proposed Floor Plan and Proposed Elevations; drawing reference: 2449-01 Rev.B The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 2. | By no later than the 01 May 2025, the rendered panels as shown on drawing 2449-01 Rev.B shall be installed in their entirety to the north, west and south elevations of the development hereby permitted, and shall be retained and maintained thereafter for the lifetime of the development. The reason for the condition is :- To ensure the existing appearance is improved and an appropriate external appearance of the extension is secured, in order to ensure that the proposal does not cause continued harm to the character and appearance of the Conservation Area and is reduced to a level whereby the harm caused by the existing inappropriate materials is able to be outweighed by the benefits of the development, in accordance with Core Strategy (2015) Policies CS9 and CS10 and the requirements of the National Planning Policy Framework. |
| 3. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
