1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the following plans:
Plans received on the 24th July 2024:
- Site Location Plan, scale 1:1250
- Existing and Proposed Roof Plan, scale 1:50
- Proposed Drainage Plan, scale 1:200
Revised plans received on 2nd December 2024:
- Revised Proposed Plan, scale 1:50 dated 12_2024
- Revised Proposed Elevations, scale 1:50 dated 12_2024
and the following plan received on the 11th February 2025:
- Existing and Proposed Block Plan, scale 1:200 (indicating 3no. car parking spaces)
The reason for the condition is :- For the avoidance of doubt of what has been approved and in the interest of proper planning. |
3. | The annex living accommodation hereby approved shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as [66 Sunninghill Close] and shall not be used as a separate dwelling, nor let separately for holiday purposes, and shall not be occupied as a separate and unassociated unit of accommodation.
The reason for the condition is:- To enable the Local Planning Authority to retain control over the development which has been permitted in accordance with Policy H10 of the adopted Great Yarmouth Local Plan Part 2 and which may not otherwise have been acceptable were it not for the restrictions on occupancy imposed by this condition. |
4. | The annex shall be constructed so as to provide sound attenuation against external noise and ensure internal sound levels no greater than:
a) 35dB LAeq (16 hour) in the living room of the annex (for daytime and evening use); and
b) 30dB LAeq (8 hour)/45dB LAmax (fast) in the bedroom of the annex (for night-time use)
in line with World Health Organisation guidance, with windows shut and other means of ventilation provided.
The reason for the condition is :- To ensure adequate living conditions for future occupiers and to World Health Organisation guidance levels, and to protect amenity in accordance with policies CS09 of the Core Strategy and A1 of Local Plan Part 2. |
5. | Prior to the first occupation of the development hereby permitted space shall be provided/retained within the site to enable three cars to park in accordance with the proposed Block Plan received 11 February 2025. This area shall be laid out, demarcated, levelled, surfaced, drained and be retained thereafter available for that specific use.
The reason for the condition is :- To ensure the permanent availability of the parking area, in the interests of satisfactory development and highway safety in accordance with Policies CS9 and CS16 of the Core Strategy. |
6. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
It is hereby acknowledged that the application has been accompanied by the appropriate and necessary financial contributions for GIRAMS Habitat Impacts Mitigation amounting to £221.17 received (05/12/2024). |
