1. | The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on the 6th February 2025:
- Proposed Block Plan; drawing reference: GJ/23/2130 04 Rev B
- Unit 1a-1d Proposed Elevations and Floor Plans; drawing reference: GJ/23/2130 01 Rev F
- Unit 5 Proposed Elevations and Floor Plans; drawing reference: GJ/23/2130 02 Rev F
- Unit 6 Proposed Elevations and Floor Plans; drawing reference: GJ/23/2130 03 Rev F
and the development shall be carried out in accordance with the following plan approved as part of planning permission 06/19/0266/F:
- Location Plan; drawing reference: 101. Received 06/05/2019
The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning. |
2. | No development shall take place other than in accordance with the written scheme of investigation approved by discharge of condition application 06/22/1103/CD.
The reason for the condition is:- To ensure that there is no disturbance to sensitive archaeology that might exist at the site. |
3. | The development shall not be occupied until the site investigation and post investigation assessment has been completed in accordance with the programme set out in the archaeological written scheme of investigation approved by discharge of condition application 06/22/1103/CD and the provision to be made for analysis, publication and dissemination of results and archive deposition has been secured.
The reason for the condition is:- To ensure that there is no disturbance to sensitive archaeology that might exist at the site. |
4. | Construction work shall not take place outside the following hours:-
- 08:00 to 18:00hrs in any one day Monday to Friday
- 08:30 to 13:30hrs Saturday
and no work shall take place on Sundays or Bank Holidays.
(These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property)
The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.. |
5. | The bat boxes shown on on the approved drawings (drawing numbers GJ/23/2130 01 Rev F and GJ/23/2130 03 Rev F) shall be installed prior to the first occupation of the respective dwellings being unit 1a and unit 6. The bat boxes shall remain thereafter in the agreed form.
The reason for the condition is :- In order to ensure that adequate provision is made within the scheme for bat-roosts in the interest of maintaining biodiversity and suitable habitat for protected species; in accordance with Core Strategy (2015) Policy CS11. |
6. | No part of the proposed structure (to include fascia board/rainwater guttering) shall overhang or encroach upon highway land and no gate/ door/ground floor window shall open outwards over the highway.
The reason for the condition is :- In the interests of highway safety. |
7. | Prior to the first occupation of the development hereby approved, the proposed on-site cycle storage shall be provided as shown on the approved plans and shall thereafter be made available for the intended use.
The reason for the condition is :- In order to provide cycle parking to meet the needs of the occupants of the development, and in the interest of satisfactory development and encouraging the use of sustainable modes of transport. |
8. | No occupation of the dwellings hereby approved shall take place until a statement demonstrating how the dwellings will be designed and built to achieve a water consumption rate of no more than 110 litres/person/day has been first submitted to and approved in writing by the Local Planning Authority. All required water conservation measures within the approved details shall thereafter be installed prior to the first occupation of the development hereby approved and maintained to achieve this agreed rate to ensure the required water consumption is not exceeded for the lifetime of the development.
The reason for the condition is: - In the interests of promoting and securing water efficiency improvements to a higher standard than Building Regulations minimum standards require, to accord with adopted Local Plan Part 2 policy E7.
Note to applicant - The imposition of this planning condition requires the development to achieve a higher standard of construction than the current minimum national requirement through Building Regulations. This requires you / the Developer to ensure that the standard is adhered to when seeking Building Regulations Completion Notice approval (whether using local authority inspectors or third party approved inspectors). |
