| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 14th June 2024:
- Proposed Site Plan, Elevations and Floor Plans; drawing reference: 1543/5
The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 3. | Development shall not progress above slab level until details of the 1.8 metre high privacy screen on the east side elevation of the balcony have been submitted to and approved in writing with the Local Planning Authority. The privacy screen shall be carried out in accordance with the details as approved prior to the first use of the balcony and shall be retained as such thereafter for the lifetime of the development.
The reason for the condition is :- To ensure the screen is of a design of suitable appearance and provides sufficient privacy screening to prevent overlooking of the neighbouring properties; in accordance with Core Strategy (2015) Policies CS9 and Local Plan Part 2 (2021) Policies H9 and A1. |
| 4. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2. |
| 5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
