| 1. | The development shall be retained in accordance with the following plans and documents received by the Local Planning Authority on the 9th July 2024:
- Site Location Plan, Scale 1:1250
- Cabin Data Sheet in terms of floor plan and elevation details and measurements
- Block Plan, Scale 1:500
The reason for the condition is:- For the avoidance of doubt. |
| 2. | No later than the 19 November 2024, the timber cladding on the external elevations of the log cabin shall be stained in its entirety with Ronseal Charcoal Grey Wood Stain (or a similar grey coloured stain to be agreed in writing with the local planning authority). The timber cladding shall thereafter be maintained in this colour for the lifetime of the development.
The reason for the condition is :- To soften the appearance of the log cabin and to mitigate the impact of it's appearance when viewed from neighbouring properties; in accordance with Local Plan Part 2 (2021) Policy H9. |
| 3. | The height of the veranda to the front of the outbuilding shall be retained as constructed and as shown on the Cabin Data Sheet and shall not be raised or increased in height unless an appropriate planning application is first submitted to and approved by the local planning authority.
Reason for condition:- In the interests of protecting the residential amenity of neighbouring dwellings by ensuring that the height of the veranda is not increased and give rise to unacceptable levels of of overlooking and impacts in accordance with Policy A1 of the Local Plan Part 2.. |
| 4. | The building hereby permitted shall be incidental to the use of the main dwelling and shall not be used as separate self-contained accommodation or for primary living accommodation, nor let separately for holiday purposes.
The reason for the condition is :- To enable the local planning authority to retain control over the development which has been permitted as incidental householder development in accordance with Policy H9 of the adopted Great Yarmouth Local Plan Part 2. |
| 5. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2. |
| 6. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
