1. | The development shall be completed and retained in accordance with the following plans and documents:

Plans received 28 January 2025:
- Proposed GF Plan; A-1300-P02
- Proposed Sections; A-1370-P02
- Proposed Elevations; A-1350-P02

and the following plan received on the 3rd March 2025:
- Proposed Elevations Indicating External Lighting; 23132-LSI-AAA-ZZ-DR-A-1350 P03
The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning. |
2. | The development shall be carried out in accordance with the recommendations of the revised Plant Noise Impact Assessment, AJA Report no. 14151a/2A. For the avoidance of doubt, the Air Handling Unit shall have the intake and exhaust attenuators fitted in the plant room ducting, as specified in Section 4.2.1 of this report.
The reason for the condition is:- In the interest of amenity of the locality in accordance with Policies CS9 of the Core Strategy and A1 of Local Plan Part 2. |
3. | No external lighting shall be installed other than in accordance with the lighting plan as illustrated and described on the submitted; plan ref. 23132-LSI-AAA-ZZ-DR-A-1350 P03; and lighting assessment, and shall not cause glare beyond the site boundaries.
The reason for the condition is:- In the interests of visual amenity in accordance with Policies CS9 of the Core Strategy and A1 of Local Plan Part 2. |
4. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
