1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 3rd September 2024:
- Location Plan; dwg. Ref. 034-24-05B Rev B
And the following revised documents received on the 17th July 2024:
- Block Plan; dwg. Ref. 034-24-06
- Proposed Floor Plans; dwg. Ref. 034-24-05
- Proposed Elevations; dwg. Ref. 034-24-04

3. | Prior to the installation of the proposed internal and external doors and windows, detailed drawings of the proposed doors and windows at a scale of no less than 1:20 and profiles of a scale no less than 1:5 shall be submitted to and approved in writing by the local planning authority. The development shall be carried out in accordance with the details as approved and retained as such thereafter.
Reason for the condition is: In the interests of the visual amenities of the area and to ensure there is no heritage impact, as in accordance with Policies CS09, CS10 and E5, as precise details of the materials have not been submitted. |
4. | Prior to the installation of the proposed glazed entrance door and window to serve the entrance/reception area, detailed drawings at a scale of no less than 1:20 and profiles of a scale no less than 1:5 shall be submitted to and approved in writing by the local planning authority. The development shall be carried out in accordance with the details as approved and retained as such thereafter.

5. | Prior to the commencement of works to erect the rear extension, the exact types and colours of the materials to be used in the external works shall be submitted to and approved by the Local Planning Authority. The development shall be carried out using the agreed materials and retained as such thereafter.
Reason for the condition is: In the interests of the visual amenities of the area and to ensure there is no heritage impact, as in accordance with Policies CS09, CS10 and E5, as precise details of the materials have not been submitted. |
6. | Prior to the installation of the new staircase at second floor level to serve the third floor, detailed drawings at a scale of no less than 1:50 shall be submitted to and approved in writing by the local planning authority. The development shall be carried out in accordance with the details as approved and retained as such thereafter.
The reason for the condition is :- In the interests of the visual amenity and to ensure there is no heritage impact, as in accordance with Policies CS09, CS10 and E5, as precise details of the materials have not been submitted. |
7. | At the point at which the fire surround at second floor is uncovered, the applicant must provide details of the fire surround to the Local Planning Authority should this be retained. Should a new fire surround be proposed, detailed drawings at a scale of no less than 1:20 shall be submitted to and approved by the Local Planning Authority. The development shall thereafter be carried out as agreed.
The reason for the condition is: To secure and safeguard the provision for recording matters of architectural, archaeological and historical importance, and to ensure that there is no heritage impact, as in accordance with Policies CS09, CS10 and E5. |
8. | Should any screening or doors be proposed to provide separation between public and private spaces, full detailed drawings shall be submitted to and approved by the Local Planning Authority.
Reason for the condition is: In the interests of ensuring that there is no heritage impact and the historic fabric is protected, as in accordance with Policies CS09, CS10 and E5. |
9. | During the works, if hidden historic features or archaeology are revealed they should be retained in-situ. Works shall be halted in the relevant area of the building and the Local Planning Authority should be notified immediately. Works shall not recommence on that aspect of the development until a suitable scheme of mitigation has first been submitted to and approved in writing by the Local Planning Authority and shall only be recommenced in accordance with such a mitigation strategy as approved.
The reason for the condition is: To ensure that historic features are recorded and preserved as part of the special character of the Listed Building in accordance with Core Strategy Policy (2015) CS10. |
10. | All original external and internal historic features, part of the special character of the heritage asset (including buttresses, brickwork, joinery of historic importance, etc) should be preserved and protected from any damage throughout the works.
Any damaged fabric should be repaired in a like for like manner with relevant matching materials and techniques within 28 days of the occurrence of damage, to the satisfaction of the Local Planning Authority.
The reason for the condition is: To protect the special architectural and historic interest and integrity of the building as a heritage asset under Section 16 of the Planning (Listed Buildings and Conservation Areas) Act 1990. |
11. | Other than the works expressly permitted under this consent, any new external and internal repair works to the retained fabric shall match the existing adjacent historic work with regard to the methods, materials, colour, texture and profile of materials used, unless otherwise first agreed in writing by the Local Planning Authority. Newly added brickwork and repointing should match the quality of the existing and should be undertaken using lime mortar where lime mortar is already used in the building.
The reason for the condition is: To ensure that the used materials and finishes are appropriate for the character and appearance of the Listed building, to protect the special architectural and historic interest and integrity of the building as a heritage asset under Section 16 of the Planning (Listed Buildings and Conservation Areas) Act 1990. |
12. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
