1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 3rd July 2024:
- Site Plan and Location Plan; Drawing Reference: PL003 Rev A
- Proposed Roof Plan; Drawing Reference: PL002 Rev A
- South and West Elevations; Drawing Reference: PL003 Rev A
- North and East Elevations; Drawing Reference: PL003 Rev A
- Proposed Floor Plans; Drawing Reference: PL001 Rev A
The reason for the condition is:- For the avoidance of doubt. |
3. | The annex living accommodation hereby approved shall be ancillary to the use of the main dwelling (The Rockies, Back Lane), and shall only be used by the occupiers of the main dwelling, or their dependants, and shall not be used as a separate and unassociated unit of accommodation, nor let separately for holiday purposes.
The reason for the condition is:- To enable the Local Planning Authority to retain control over the development which has been permitted in accordance with Policy H10 of the adopted Great Yarmouth Local Plan Part 2 and which would not otherwise have been acceptable were it not for the restrictions on occupancy imposed by this condition. |
4. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic annexes set out in adopted policy H10 of the Local Plan Part 2. |
5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
