1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 30th May 2024. - Unreferenced plan, entitled 41, South Beach Parade, Great Yarmouth, Norfolk, NR30 3EQ (submitted as Site Location Plan), dated 30th May 2024 - Unreferenced plan, entitled MURTHA 24220 (submitted as Block Plan), dated 30thh May 2024. - Unreferenced plan, entitled Proposed Floor Layout, undated - unreferenced plan, entitled Proposed North Elevation, undated - unreferenced plan, entitled Proposed South Elevation, undated - unreferenced plan, entitled Proposed West Elevation, undated The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the external walls of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
4.There shall be no commencement of the development hereby permitted until the existing outbuildings in the curtilage to the rear (west) of the dwelling have first been removed. The reason for the condition is :- To ensure the private amenity space for the dwelling is not reduced to an amount considered insufficient for a family-sized home which would cause the approved development to be result in over-development of the available curtilage.
