1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 19th March 2025: - Site Location Plan - Elevations, Floor Plans and Block Plan; ref. 1907/2 Rev B The reason for the condition is :- For the avoidance of doubt of what has been approved and in the interests of proper planning.
3.Prior to the installation of the bin storage area and metal shed building for donations, the details of materials, design and colour shall be submitted to and approved in writing by the Local Planning Authority. The bin storage area shall be fully implemented before the development is first brought into use and thereafter retained for this purpose. The reason for the condition is: - To ensure the adequate storage of bins and appropriate design of the other ancillary outbuilding for the purposes of visual amenity, in accordance with Policy CS09, as the precise details have not been submitted.
4.Prior to the first use of the development hereby permitted the proposed on-site car parking/turning area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use. The reason for the condition is: - To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety.
5.The development hereby permitted shall be used for the rehabilitation of wild animals only, and shall operate in the parameters as set out under the Applicant Method Statement included within the Design and Access Statement, received on the 29th August 2024. The reason for the condition is: - For the avoidance of doubt and to ensure that the development operates in the same manner as has been assessed under this application.
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
