No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following: - Plan No. 01, entitled Plans as Existing and Proposed (submitted as Site Location Plan, Block Plan, Existing and Proposed Elevations, Floor Plans and Proposed Foundation Detail Along Boundary), dated March 2024. The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
4.No additional window or other opening (other than any shown on the approved plan) shall be constructed at ground floor level in the rear (west) elevation or side (south) elevation of the development hereby approved (Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revoking and re-enacting that Order) (with or without modification)) unless an appropriate planning application is first submitted to and approved by the local planning authority. The reason for the condition is :- To help safeguard the privacy and amenity of the occupiers of adjacent properties in accordance with Local Plan Policy A1.
