1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 1 April 2024: - A24-0003 003 Location Plan, Plans, Elevation & Site Plan, Scale 1:50/1:100/1:200/1:2500; - Email from the applicant received by the Local Planning Authority on 05 June 2024; - Flood Risk Assessment, Proposed two-storey side and rear extension at Number 18 Waveney Road, Great Yarmouth, Norfolk, Report Ref: 3462/RE/05-24/01, [Dated 05/24]. The reason for the condition is:- For the avoidance of doubt.
3.Notwithstanding the list of proposed materials detailed within the submitted application form, the materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated on the approved plans and the proposed amendment within the email from the applicant received by the Local Planning Authority on 05 June 2024. The reason for the condition is :- In the interests of the visual amenities of the area.
4.Development shall be constructed in accordance with the recommendations of Section 6 of the Flood Risk Assessment submitted as part of this application. The reason for the condition is :- To minimise the possibilities of flooding in accordance with Policy E1 of the Local Plan Part 2.
5.Notwithstanding the provisions of Class A of Part 1 to Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order (2015) as amended, no additional windows or doors shall be added or inserted into the rear wall of the first floor infill extension herby permitted, without first gaining the express written permission of the Local Planning Authority. The reason for the condition is:- This condition is necessary in the interests of protecting neighbouring amenity and ensuring that there is an adequate level of privacy provided to neighbouring residents, by ensuring there are no opportunities for overlooking the rear garden of the adjoining properties, in accordance with adopted Local Plan Part 2 Policy A1.
6.REASON FOR APPROVAL OF THE APPLICATION :- Subject to the conditions above, the proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2 (2021).
