1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.

3.Construction work shall not take place outside the following hours: 0730 hours to 1830 hours Monday to Friday, 0830 hours to 1330 hours Saturdays. No work on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property) The reason for the condition is :- In the interests of protecting residential amenities in the local area.
4.There shall be no use of the new drive-thru units created by the works the subject of this permission until a scheme for providing additional litter and refuse bins in the car park and the curtilage of the site have first been submitted to and approved in writing by the Local Planning Authority. The details of the Scheme shall include capacity, location and collection arrangements for the refuse bins, and shall include details for how the staff of the premises shall provide regular supervision of the grounds to ensure the operations avoid creating further litter nuisance. The development shall thereafter be operated in strict accordance with the details as approved. The reason for the condition is :- In the interests of protecting residential amenities in the local area and to avoid creating a detrimental impact on the landscape and visual amenity of the site.
