No.Condition Text
1.The development hereby permitted must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 25th March 2024: - Unreferenced Plan, entitled Site Location Plan, dated 22 March 2024. - Plan no. JL01-S-01 revision A1, entitled Existing Site Plan, Dated 18 March 2024. - Plan no. JL01-S-02 revision A1, entitled Proposed Site Plan, Dated 18 March 2024. - Plan no. JL01-P-02 revision A1, entitled Proposed Garage Extension (submitted as Proposed Floor Plan, Proposed Roof Plan and Proposed Elevations), dated 18 March 2024. The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the external walls and roof of the garage extension hereby permitted shall match those of the existing garage building in accordance with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
4.There shall be no use of the land hereby permitted to be used for residential curtilage until such time that details of the boundary treatment to enclose the northern side of the land have first been submitted to and approved in writing by the Local Planning Authority. The approved boundary treatment shall thereafter be installed prior to the first use of the land as residential curtilage, and shall be retained as such thereafter for the duration of the land's use as residential garden. The reason for the condition is :- In the interests of visual and neighbouring amenity and to comply with adopted Core Strategy policy CS09 and Local Plan Part 2 Policies H9 and A1.
5.The area identified as the garden extension / additional residential curtilage land within the approved plans listed as part of this permission shall be used only as residential curtilage in conjunction with Bluebell Cottage and for no other purpose whatsoever. The reason for the condition is :- For the avoidance of doubt and to ensure the use remains consistent with the terms within which the application has been made and assessed, in the interests of retaining control over the use of the land and protecting and maintaining the amenity of neighbouring residents, in accordance with adopted Core Strategy policy CS09 and Local Plan Part 2 Policies H9 and A1.
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
