| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans and information received by the Local Planning Authority:
- Drawing No. 1022/9 RevA (dated May'24) (Received 17/05/2024)
- Email from applicant's agent confirming that the external walls shall be constructed from red facing brick only. (Recieved 20/06/2024)
The reason for the condition is:- For the avoidance of doubt. |
| 3. | Notwithstanding the list of proposed materials detailed within the submitted application form and the relevant notations on the approved elevation drawings, the materials to be used in the external walls of the development hereby permitted shall be none other than 'Red face brickwork' to match existing, as detailed within the email from the applicant's agent received by the Local Planning Authority on 20 June 2024, and for the avoidance of doubt shall NOT comprise timber cladding.
The reason for the condition is :- In the interests of the visual amenities of the area and in the interests of protecting the amenity of neighbouring residents through avoiding use of a material that will appear out of character for the appearance of the existing dwelling and surrounding area, in accordance with adopted policies CS09 of the Core Strategy (2015) and H9 and A1 of the Local Plan Part 2 (2021). |
| 4. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2. |
