No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plan received by the Local Planning Authority on the 15th May 2024: - Combined Plans; dwg. ref. 1896/1 The reason for the condition is :- For the avoidance of doubt.
3.The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form. For the avoidance of doubt, the rear lean-to covered area shall be constructed in timber frame with a glass panel roof. The reason for the condition is :- In the interests of the visual amenities of the area.
4.The annex living accommodation hereby approved shall be used only for purposes incidental to the use of the main dwelling 4 Grange Farm Close, shall only be used by the occupiers of the main dwelling, or their dependants, and shall not be used as a separate dwelling, nor let separately for holiday purposes, and shall not be occupied as a separate and unassociated unit of accommodation. The reason for the condition is:- To enable the Local Planning Authority to retain control over the development which has been permitted in accordance with Policy H10 of the adopted Great Yarmouth Local Plan Part 2 and which may not otherwise have been acceptable were it not for the restrictions on occupancy imposed by this condition.
5.There shall be no occupation or use of the annex hereby permitted until the annex has first been connected to the mains foul sewer network and until such connection is made operational and available for use. The development shall thereafter remain connected to the mains foul sewer for the duration of its use. The reason for the condition is: - To ensure there is no detrimental impact on internationally-protected wildlife sites in accordance with policies CS11 and GSP5, and to secure the mitigation required to allow the development to pass the Appropriate Assessment required by the Conservation of Species and Habitats Regulations 2017 (as amended).
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. It is hereby acknowledged that the application has been accompanied by the appropriate and necessary financial contributions for GIRAMS Habitat Impacts Mitigation amounting to £221.17 received (04/06/2024).
7.NOTES: Hours of Work: Due to the close proximity of other residential dwellings, the hours of any construction or refurbishment works should be restricted to reduce the likelihood of noise disturbance to: - 0730 hours to 1830 hours Monday to Friday - 0830 hours to 1330 hours Saturdays - No work on Sundays or Bank Holidays.
