1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority: -Location Plan, Scale 1:1250 (Received 18 March 2024) -962-1_3 Floorplans, Scale 1:50/ 1:100 (Received 18 March 2024) -962-2_3 Elevations, Scale 1:50/ 1:100 (Received 18 March 2024) -962-3_3 Sections, Scale 1:50/1:100 (Received 18 March 2024) -Email from the applicant's agent confirming that 'Moondust Grey Horizontal Coastline Cladding. Product Code CL200GY3' shall be used for the external walls to both the existing and proposed extension of the dormer (Received 13 May 2024). The reason for the condition is:- For the avoidance of doubt.
3.Notwithstanding the list of proposed materials detailed within the submitted application form and the relevant notations on the approved elevation drawings, the materials to be used in the external walls of the development hereby permitted shall be none other than 'Moondust Grey Horizontal Coastline Cladding. Product Code CL200GY3', as detailed within the email from the applicant's agent received by the Local Planning Authority on 13 May 2024, and for the avoidance of doubt shall not comprise anthracite hardiplank cladding. The reason for the condition is :- In the interests of the visual amenities of the area and in the interests of protecting the amenity of neighbouring residents through avoiding use of a material that will appear too heavy, dominant and overbearing to surrounding properties in accordance with adopted policies CS09 of the Core Strategy (2015) and H9 and A1 of the Local Plan Part 2 (2021).
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2.
