1.	Condition 6 requires a that a Bat Roost Assessment survey is undertaken prior to the commencement of any the works to demolish any part of the former public house, or to convert the building, and that development takes place in accordance with the recommendations of the bat survey. The application is supported by the following documentation: - Report on Preliminary Bat Roost Assessment for the Presence/Absence of Bats; report by Anglian Ecology; dated 18/05/2024. - Bat Roost Survey; report by Sam Mardell; dated 10th June 2024. - Bat Methodology Statement; dated 21st May 2024. The submitted details are considered acceptable and are hereby approved satisfying the submission element of condition 6. The condition is discharged in part but cannot be discharged in full as it requires the development to be carried out in accordance with the protection and mitigation measures contained within the approved Bat Reports.
