| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority:
- Unreferenced Plan, entitled 3 Broom Close, Martham, Great Yarmouth, NR29 4RZ (submitted as Site Location Plan), dated 20 July 2018 and received by the Local Planning Authority 1st March 2024.
- Drawing no. 1317/2 Rev A (May'24)1, entitled Planning Drawing (submitted as Proposed Block Plan, Existing and Proposed Elevations and Floor plans and Proposed section through family room) dated May 2024 and received by the Local Planning Authority on 4th June 2024.
- Notwithstanding the cladding details submitted on the application form and plans, the development herby permitted shall be carried out in accordance with the details of the proposed cladding submitted via email from the applicant on 4th June 2024.

| 3. | With the exception of the cladding details as referred to in condition 2 above, the materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form.
The reason for the condition is :- In the interests of the visual amenities of the area. |
| 4. | Prior to the first use of the development hereby permitted the vehicular access crossing over the footway shall be constructed in accordance with the highways specification and thereafter retained at the position shown on the approved plan. Arrangement shall be made for surface water drainage to be intercepted and disposed of separately so that it does not discharge from or onto the highway.
The reason for the condition is: To ensure construction of a satisfactory access and to avoid carriage of extraneous material or surface water from or onto the highway in the interests of highway safety. |
| 5. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order, revoking, re-enacting or modifying that order), the new garage as shown on the approved plan shall be kept available at all times for garage use/car parking.
The reason for the condition is:- To ensure the permanent availability of the parking area, in the interests of satisfactory development and highway safety in accordance with Policy CS16 of the development plan. |
| 6. | Informative Notes:-
Construction work shall not take place outside the following hours:-
- 07:30 to 18:30 Mondays
- 07:30 to 18:30 Tuesdays
- 07:30 to 18:30 Wednesdays
- 07:30 to 18:30 Thursdays
- 07:30 to 18:30 Fridays
- 08:30 to 13:30 Saturdays
and no work shall take place on Sundays or Bank Holidays.
(These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property) |
| 7. | Informative Notes:-
Works to Public Highway:
This development involves works within the public highway that can only be carried out by Norfolk County Council as Highway Authority unless otherwise agreed in writing.
It is an OFFENCE to carry out any works within the Public Highway, which includes a Public Right of Way, without the permission of the Highway Authority. Please note that it is the Applicant's responsibility to ensure that, in addition to planning permission, any necessary consents or approvals under the Highways Act 1980 and the New Roads and Street Works Act 1991 are also obtained from the County Council. If required, street furniture will need to be repositioned at the Applicant's own expense.
Public Utility apparatus may be affected by this proposal. Contact the appropriate utility service to reach agreement on any necessary alterations, which have to be carried out at the expense of the developer. |
