1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plan: -Dwg no. 1880/1 Rev B revised June 2024, Site Location Plan, Block Plan, Proposed Floor Plans & Elevations The reason for the condition is:- For the avoidance of doubt.
3.The materials used in the construction of external walls of the extension approved under this application shall be no other than 'Pearl Grey' Cladding Hardie Plank and 'Lime Stone White' K Render' as confirmed by the applicant's agent on the 3 June 2024. The reason for the condition is :- In the interests of the visual amenities of the area.
4.The Block Plan submitted within Drawing 1880/1 Rev B demonstrates that there is space sufficient to enable three cars to park in the front site curtilage. This area shall be laid out, demarcated, levelled, surfaced, drained and available for use prior to completion of the development hereby permitted and shall be retained thereafter available for that specific use. The reason for condition is :- To ensure the permanent availability of the parking areas, in the interests of satisfactory development and highway safety.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2.
