1. | The consent hereby granted shall expire at the end of 5 years from the date of this decision.
The reason for the condition is: -
To comply with Regulation 14 (7) (b) of the Town and Country Planning (Control of Advertisements) Regulations 2007. |
2. | With the exception of any indication of the level of illumination shown on the submitted plans and details, the development hereby permitted shall be carried out in accordance with the following plans received by the Local Planning Authority on 21st March 2024:
- 7732L-S01 - Location Plan
- 7732L-S02 - Proposed Site Plan
- 7732L-S03 - Elevations
- 7732L-S04 - Free standing Sign
- 7732L-S05 - Building Mounted Signs
- 7732L-S07 - Day View of Typical Billboard Frame
- 7732L-S08 - Evening View of Typical Billboard Frame
- 7732L-S09 - Directional Sign
and the following plans received on the 20th March 2024:
- 7732L-S10 - Freestanding Poster Display Unit
- 7732L-S11 - Billboard Display Unit

3. | Notwithstanding any indication or details of illumination shown on the approved plans, drawings and application form, the level of illumination used in the approved signage shall not at any time during the hours of darkness exceed 600cd/m². No part of the source of the illumination shall at any time be directly visible to users of the adjacent public highway.
The reason for the condition is: -
In the interests of highway safety and visual amenity and to minimise the development's contribution to light pollution and to preserve dark skies, in accordance with adopted policies CS9 and CS16 of the Core Strategy (2015) and A1 and A3 of the Local Plan Part 2 (2021). |
4. | The signage and advertisements hereby approved shall only be illuminated between the hours of 0700 and 2300 and at no other time.
The reason for the condition is :-
In the interests of design and visual amenity and to minimise the development's contribution to light pollution and to preserve dark skies, in accordance with policy CS09 of the Great Yarmouth Core Strategy (adopted 2015), Policy A3 of Great Yarmouth Local Plan Part 2 (adopted 2021) and Regulation 3, Part 1 of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007. |
5. | The following conditions shall also apply: -
a - No advertisement is to be displayed without the permission of the owner of the site on which they are displayed (this includes the highway authority, if the sign is to be placed on highway land);
b - No advertisement is to be displayed which would obscure, or hinder the interpretation of, official road, rail, waterway or aircraft signs, or otherwise make hazardous the use of these types of transport;
c - Any advertisement must be maintained in a condition that does not impair the visual amenity of the site;
d - Any advertisement hoarding or structure is to be kept in a condition which does not endanger the public; and
e - If an advertisement is required to be removed, the site must be left in a condition that does not endanger the public or impair visual amenity.
The reason for the condition is: -
To comply with Schedule 2 of The Town and Country Planning (Control of Advertisements) (England) Regulations 2007. |
6. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
