| 1. | The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development hereby permitted shall be carried out in accordance with the details on the following plan received by the Local Planning Authority on 23rd January 2024: - Plan no. 01, entitled Existing and proposed plans and elevations 1/50 (submitted as Existing and proposed site location plan, elevations, floor plans and section plan), dated 3rd September 2023. Notwithstanding the information presented in the application form, there shall be no use of porch doors/windows other than in accordance with the flush casement fitting style as presented within the door design details received by the Local Planning Authority on 8th May 2024. The reason for the condition is:- For the avoidance of doubt and to ensure a high quality of design in accordance with adopted policies CS9 of the Core Strategy (2015) and H9 of the Local Plan Part 2 (2021). |
| 3. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
