1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans: - Site Location Plan scale 1:1250 dated 9 Jan 2024 - Drawing No. 0130 Rev P11 Bank Remedial Works Elevation - Drawing No. 0220 Rev P03 Proposed Sections Sheet 1 - Drawing No. 0221 Rev P02 Proposed Sections Sheet 2 - Drawing No. 0230 Rev P01 Typical Details (approval does not include edge protection details as shown) The reason for the condition is:- For the avoidance of doubt.
3.The external materials and colour finishes of the development hereby permitted shall be undertaken as specified on Drawing No. 0130 Rev P11 Bank Remedial Works Elevation received by the Local Planning Authority on 20 May 2024, and there shall be no variation unless otherwise first agreed in writing by the Local Planning Authority. The reason for the condition is :- To ensure the satisfactory appearance of the development and in the interests of maintaining and enhancing the character and appearance of the surrounding conservation area, as required by Policies CS9 and CS10 of the adopted Core Strategy Local Plan Part 1 (2015).
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
