1.The extension would result in the over-development of the plot and would be particularly dominant and overbearing in the views westwards along Warren Road. Therefore the proposed development is refused due to the following reasons below: 1) Overdevelopment of the site: cumulatively the extensions will appear cramped due to their scale in comparison to the remaining space surrounding the dwelling that would be left, and there would be much reduced private amenity space remaining which would adversely impact on the living condition enjoyed by the current and future occupiers. Accordingly, this would be contrary to Local Plan Core Strategy CS09 and Local Plan Part 2 Policy H9 and Policy A1. 2) Overly dominant adversely impacting the balance of the host building and having an adverse visual impact on the street scene as well as a loss openness around the road junction. Accordingly, this would be contrary to Local Plan Core Strategy CS09 and Local Plan Part 2 Policy H9.
2.STATEMENT OF POSITIVE ENGAGEMENT (REFUSALS): In accordance with the NPPF, in determining this application for planning permission, the Borough Council has approached it in a positive and proactive way and where possible has sought solutions to problems to achieve the aim of approving sustainable development. Unfortunately, despite this, in this particular case the development is not considered to represent sustainable or an acceptable form of development and has been refused for the reasons set out above.
