| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 9th May 2024.

| 3. | The development hereby permitted shall be used for the storage of plant and machinery and animal feed only. The development shall not be used for the accommodation of livestock or for the storage of slurry or sewage sludge, or for storing fuel for or waste from a biomass boiler or an anaerobic digestion system.
The reason for the condition is :- For the avoidance of doubt and for the amenity of the locality as in accordance with policy A1 of the Local Plan Part 2, and to ensure no risk in regard to pollution and contaminants, as in accordance with Policy E6 of the Local Plan Part 2. |
| 4. | No external lighting shall be installed without first receiving the prior written permission of the Local Planning Authority. Details shall include the types of lights and their appearance, position, illumination levels and light spillage. The lighting shall be installed in accordance with the approved details and shall be retained as such thereafter.
The reason for the condition is :- To ensure protection of the value of the landscape and its dark skies character, and in the interests of mitigating impacts on protected species in accordance with the aims of Policy CS11 of the Great Yarmouth Local Plan Core Strategy (2015). |
| 5. | The materials to be used in the external walls and roof of the development hereby permitted shall be as in accordance with the details stated in the application form.
The reason for the condition is :- For the avoidance of doubt and in the interests of the visual amenities of the area. |
| 6. | INFORMATIVE:
Protected Species: The site to which this permission relates may contain suitable habitat for protected species such as bats, nesting birds and reptiles, which are protected by the Wildlife and Countryside Act 1981 (as amended). You should note that work hereby granted consent does not override the statutory protection afforded to these species and you are advised to seek expert advice if you suspect that these protected species will be disturbed. |
| 7. | NOTES - Please read the following notes carefully:-
The site is within the Internal Drainage District (IDD) of the Waveney, Lower Yare and Lothingland Internal Drainage Board (IDB) and therefore the Board's Byelaws apply. Whilst the Board's regulatory process (as set out under the Land Drainage Act 1991 and the Board's Byelaws) is separate from planning, the ability to implement a planning permission may be dependent on the granting of any required Land Drainage Consents. Please read their comments on the planning application dated 30 May 2024. |
