| 1. | The proposed extension on the southern side of the front elevation of the dwelling is a bulky and rather unsightly and by extending to the boundary fence removes the current degree of separation between the application dwelling and the dwelling to the south, negatively impacting the character of the host dwelling and becoming a rather overbearing development negatively impacting on the amenity of the occupiers of the adjoining property to the south the character of the area and is contrary to Local Plan Core Strategy Policy CS09 and Local Plan Part 2 Polices A1 and H9. |
| 2. | STATEMENT OF POSITIVE ENGAGEMENT (REFUSALS): In accordance with the NPPF, in determining this application for planning permission, the Borough Council has approached it in a positive and proactive way and where possible has sought solutions to problems to achieve the aim of approving sustainable development. Unfortunately, despite this, in this particular case the development is not considered to represent sustainable or an acceptable form of development and has been refused for the reasons set out above. |
