1.	The Local Planning Authority considers that the Corsican Pine tree is in satisfactory condition. The tree is highly visible and is an important contributor to the street-scene and contributes positively towards visual amenity and the character of the Conservation Area forming part of a a verdant edge to Cliff Hill and is widely visible from Beach Road. No arboricultural evidence has been provided in support of the application to justify the works or to consider alternative works which could be undertaken to alleviate some of the applicant's concerns with the tree. Removal of the tree, which contributes positively to the street-scene and character of the Conservation Area, has not been justified.
