| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans and documents received by the Local Planning Authority on 7th March 2024:
- Unreferenced plan, entitled Location Plan, dated 4th January 2024
- Plan No. 2020551-01. entitled as Existing and Proposed (submitted as Existing Location Plan and Existing and Proposed Block, Floor and Elevation Plans), dated 25th October 2023
- Flood Risk Assessment Report Ref: 3352/RE/12-23/01dated December 2023 prepared by Evans Rivers and Coastal Ltd

| 3. | The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form.
The reason for the condition is :- In the interests of the visual amenities of the area. |
| 4. | The flood warning and flood risk evacuation measures as contained in sections 4.3, 6.4 - 6.6 of the Flood Risk Assessment December 2023 Ref: 3352/RE/12-23/01 by Evans River and Coastal Ltd shall be made available to all users of the site. The development shall be operated in accordance with these flood warning and flood risk evacuation measures in perpetuity.
The reason for the condition is :- To minimise the risk to the occupants in the event of flooding in accordance with Policy CS13 of the adopted Great Yarmouth Local Plan Core Strategy (2015). |
| 5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
