1.The consent hereby granted shall expire at the end of 5 years from the date of this decision. The reason for the condition is: - To comply with Regulation 14 (7) (b) of the Town and Country Planning (Control of Advertisements) Regulations 2007.
2.The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on the 13 February 2024: -3526(C)01 Rev B Floor Plans & Elevations Proposed Signage, Scale 1:50 (These plans relates to the signage & associated lighting only) -3526(B)04 Proposed Site Plan 3526(B)02 Location Plan The reason for the condition is:- For the avoidance of doubt.
3.The following conditions shall also apply: - a - No advertisement is to be displayed without the permission of the owner of the site on which they are displayed (this includes the highway authority, if the sign is to be placed on highway land); b - No advertisement is to be displayed which would obscure, or hinder the interpretation of, official road, rail, waterway or aircraft signs, or otherwise make hazardous the use of these types of transport; c - Any advertisement must be maintained in a condition that does not impair the visual amenity of the site; d - Any advertisement hoarding or structure is to be kept in a condition which does not endanger the public; and e - If an advertisement is required to be removed, the site must be left in a condition that does not endanger the public or impair visual amenity. The reason for the condition is: - To comply with Schedule 2 of The Town and Country Planning (Control of Advertisements) (England) Regulations 2007.
4.A minimum vertical clearance of 2.75 metres shall be maintained at all times between the proposed structure (the projecting sign) and the level of the adjacent public highway. The reason for the condition is: - In the interests of highway safety.
5.a) The level of illumination of the overhead lights shall not at any time exceed 300cd/m2. b) The field of illumination shall at no time be directed towards the adjacent public highway and the lighting beam shall not at any time be directly visible to users of the adjacent highway. c) At no time shall any light be projected away from the sign referend 'projecting sign visual' approved as part of this permission. The reason for the condition is: - In the interests of highway safety and neighbouring and residential amenity and to preserve the character of the conservation area.
