1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on 13 February 2024: -3526(C)01 Rev C Floor Plan & Elevations Proposed Shop Frontage, Scale 1:50 -3526(B)02 Location Plan, Scale 1:1250 -3526(B)04 Proposed Site Plan, Scale 1:200 The reason for the condition is:- For the avoidance of doubt.
3.Details of the Stall riser and Pilaster: Prior to commencement of the development, details and plans of the proposed replacement stall riser and pilaster shall first be submitted to approved in writing by the Local Planning Authority. The details shall be provided in both written description and plan/drawn form at a large scale to demonstrate that the proposed stall riser and pilaster will have a deep moulded profile. The agreed works shall be installed before the use commences and shall be retained thereafter for the duration of the use hereby permitted. Reason: In the interests of maintaining and enhancing the distinct character and historic setting of the area as set out in Policies CS10 and E5.
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
