1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 25th October 2023: - Proposed Elevations; 401b-P-003 Mk.1 - Proposed Ground Floor Plan; 401b-P-001 Mk.1 - Proposed First Floor Plan; 401b-P-002 Mk.1 - Email from Ben Bullen to the local planning authority on 01 November 2024 confirming the external materials to be used will match the existing dwelling and the windows will be timber, painted to match the existing. The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the external walls, roof, windows and doors of the development hereby permitted shall match those of the existing building, in accordance with the details included in correspondence received on the 1st November 2024. The reason for the condition is :- In the interests of the visual amenities of the area.
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
