No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on the 13th June 2024: - Site Location Plan; drawing reference: 0150 Rev. P3 - Proposed Site Plan; drawing reference: 0110 Rev. P7 - Proposed Floor Plans; drawing reference 1200 Rev. P6 - Proposed Elevations; drawing reference 2100 Rev. P8 - Tree Constraints and Protection Plan; drawing reference 100624 Rev.C - Tree Survey, Arboricultural Implications Assessment and Method Statement; JUNE 2024- Rev C The reason for the condition is:- For the avoidance of doubt.
3.No development shall commence until such time that the tree protection measures (Tree Protective Fence Line, Trakmats, and No-dig Cell Web) have first been installed in their entirety as shown on plan 100624 Rev.C and as outlined within the approved Arboricultural Method Statement. These tree protection measures shall be retained for the duration of construction period of the development hereby permitted. The reason for the condition is:- In the interests of protecting the visual amenity of the area and maintaining biodiversity and ecology at the application site, in accordance with Core Strategy (2015) Policy CS11 and Local Plan Part 2 (2021) policy E4.
4.The materials to be used in the external walls and roof of the development hereby permitted shall accord with the details stated in the application form and in the email from the agent (July 11, 2024 1:45 PM) confirming use of cedar cladding to the gable elevations only. The reason for the condition is :- In the interests of the visual amenities of the area and to ensure that the development is carried out in a manner expected by the Local Planning Authority; in accordance with Core Strategy (2015) Policy CS9 and Local Plan Part 2 (2021) policy H9.
5.Prior to the first occupation/use of the development hereby permitted the proposed access, on-site car parking/turning area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use. The reason for the condition is: - To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety; in accordance with Core Strategy (2015) Policy CS16.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2.
